878 Palmerston Avenue - SEATON VILLAGE

A few years ago, I posted this 4 bedroom, 4 bathroom detached house with a 2 car garage at 878 Palmerston Avenue in Seaton Village.

It is a house that looked like this in 2010…

It was listed then at $878,000 and sold for $835,000.

It was then completely renovated and was back on the market in 2016 for $2,495,000.

As I mentioned in that post, I wasn’t crazy about the first floor layout but the house showed really well and it had that garage.

It sold for $2,700,000.

It is now back on the market with not a lot of changes other than some more impressive art (which I feel like I have seen that art before on this site but can’t place it) and a cleared out garage that looks much better now.

I missed it when it came on the market in June for $3,898,000. Unsurprisingly, being $1,298,000 more than its last selling price, it didn’t sell and it is now back on the market…

For $3,889,000.

That’s not much of a drop.

But if you do the calculations, that is only a 7.5% annual compounded increase…

So, while a reader and I thought the price was pretty high…

Maybe it’s not so far off after all.
