And here it is!

A year and a half ago, I posted this house at 17 Dunbar Road that was then a 5 bedroom, 4 bathroom house in Rosedale. It looked like this…

It was a semi on a 15 foot lot and it was listed at $2,000,000. It sold for $2,875,000 which seems like a lot for a semi that basically needed a full gut. But then you see the lot. It is a 22.5 x 167 ‘L’ shaped lot that widened to 104 feet at the back…

The backyard was basically a park. This is what it looked like then…

The listing in 2020 said you could build an ‘accessory unit’ and/or a pool so this place it had a lot of potential.

Guess it still has potential but I don’t know how you are going to get the equipment back there to do anything now unless you go through someone else’s property.

Also, though there was plenty of room to do an extension as well, but it looks like they didn’t do that. Again, perhaps it was hard to get equipement through and the only way to do that would be through the house (maybe) and that would ruin the front porch.

So, this house, that is now 4+1 bedrooms, 6 bathrooms, is in its original 15 feet footprint (not including the exterior walls and the dining area) but has been completely redone with walls taken down, bathrooms added, and the kitchen moved to provide a back of the house family room.

And they did a great job.

All the finishes are good, each bedroom now has an en suite, it is bright, and the basement has high ceilings.

As I mentioned in my post last year, I was really curious to see how this one turned out.

And other than not doing anything with the backyard that I could see other than filling in the pool and cleaning it up…

I think they did a great job.

But $5,895,000?

As the current listing says…

‘Endless Potential: Swimming Pool, Tennis Court, Hockey Rink, Build An Accessory Unit Or Sever Part Of The Lot’

Without a way to get equipment in the backyard?

I still don’t understand how other than a hockey rink or severing part of the lot that it would possible to do a pool or tennis court when you can’t get equipment back there.

(someone please explain it to me if you know how this is possible)
