352 Wellesley Street East - CABBAGETOWN, TORONTO
This is a 3 (really 2+1) bedroom, 3 bathroom row house with 1 parking spot on a 16 x 110 foot lot at 352 Wellesley Street East in Cabbagetown in Toronto.
It looked like this in 2018 before it was renovated…
The asking price was $990,000 and it sold for $990,000. It was then fully renovated and was back on the market in the fall of 2020 for $2,295,000 when it looked like this...
It had a price drop to $2,199,950 and sold for $2,140,000.
Two weeks ago, it came back on the market with few or no changes. Unless they lighten the colour of the wood cabinets in which case, that was a very good choice.
When I saw the photos, it kind of reminded me of the semi around the corner at 17 Wellesley Avenue that was first listed at the end of September for $2,695,000…
I thought it was pretty high and a week after posting it, the price was dropped to $2,495,000. A week after that, it was still for sale at that price but was also on the market for lease for $8,900, then to $7,900 almost a month later, and now at $6,900 as of 2 weeks ago.
This house that is a 2+1 bedroom and not a true 3 bedroom but is wider and brighter on a deeper 110 foot lot with a parking spot came on the market 2 weeks ago for $2,395,000 or for lease at $7,600. It is still on the market.
So, bets on which one sells/rents first? I am going with this one.
Also, curious if they have the same bet going on in the office since both listings are under the same team.
