AND IT WENT FOR - 22 Crocker Avenue - TRINITY-BELLWOODS, TORONTO
Two weeks ago, I posted this 1+1 bedrooms, 2 bathrooms with no parking on a 19.08 x 45.87 feet lot at 22 Crocker Avenue in Trinity-Bellwoods in Toronto.
As a reader pointed out when I posted it, I confused this house with the one at 16 Crocker Avenue that sold $572,016 with an asking price of $569,900 but they are basically the same house.
Three years later, this house was on the market but had white painted walls instead of the dark grasscloth that was in 16 Crocker. The asking price was $699,000. I thought it would sell closer to $765,000 or more. It sold for $811,500.
A year later, it was listed For Lease for $4,500/month but it looks like that was terminated 2 months later.
Three weeks ago, it came on the market for sale again but with different furniture.
I pointed out that if this were listed at a 6% annual compounded interest increase, the asking price would be approximately $1,150,000.
It was listed at $999,000. It sold the day I posted it…
For $1,609,000.
Or a compounded annual increase of 12%.
