Three weeks ago, I posted a price increase of a 3+1 bedroom, 5 bathroom semi on a 20.5 x 120 foot lot with a 2 car garage just north of College Street at 410 Euclid Avenue in Palmerston in Toronto.

That’s right. Unless this house sold privately at some point between then and now, this house has been waiting to sell since 2016.
But considering the furniture is different than it was then, it is possible that it did sell privately.
At the time, the asking price was $3,188,000. Because it was only a 3 bedroom house, I thought that may have been a little high. After 2 months on the market, the listing was terminated.
Then in February, the house was back on the market (clearly with someone living in it for the last 5 years so not exactly on the market since 2016 to be fair).
The asking price this time was $4,195,000.
I pointed out that this house was still only a 3 bedroom house but in this market, who knew what would happen!
It sold last week…
For $4,065,000.
Or about a 4.5% compounded annual interest increase from its 2016 listing price.
