113 Dupont Street - Unit 201 - ANNEX, TORONTO

Two weeks ago, I posted a 2 bedroom, 4 bathroom, approximately 4500 square foot condo with 3 parking spots at 113 Dupont Street in the Annex in Toronto.

It was a condo that I recognized right away as I had posted a video of the former owner talking about the condo on House and Home.

That apartment was initially listed in June 2020 for $5,395,000. After a few price changes and almost 2 years on the market, the price was reduced again at the beginning of March to $4,880,000 or about $1,085/square foot (going with largest possible square footage).

It is still on the market and may be for a while because, if you like that apartment but the price is too much, this condo in the same building came on the market a week ago.

It is 2 bedrooms and 3 bathroom with 2 parking spots and according the the listings, it is a bit more than half the size of the other condo. And while the maintenance fees are essentially the same at $2,242 and $2,222…

The price of this condo is…

$3,495,000.

Or about $1,398/square foot.
