PRICE DROP #2 - 17 Wellesley Avenue - CABBAGETOWN, TORONTO

At the end of September, I posted this 3 bedroom, 3 bathroom semi on a 15.92 x 64 foot lot at 17 Wellesley Avenue in Cabbagetown in Toronto.

It was a recently renovated house that showed well. It wasn’t a huge house and I feel like the black kitchen made it feel smaller but it did look good if you like black.

It was listed at $2,695,000.

I thought that considering a house across the street with a full renovation (except for the basement that wasn’t really done and there were only 2 bathrooms instead of 3) sold for $2,100,000, this price was probably high.

It didn’t sell and a week later, the price was dropped to $2,495,000. A week after that, it was also for lease for $8,900/week. Then a month later, it was $7,900/week. Two weeks after that, it was for lease for $6,900/week.

It clearly never sold or was leased because it is back on the market with a price drop…

To $2,289,000.

Unless 352 Wellesley Street East comes up with a drop as well (which it probably will)…

My money is now on this one selling first.
