AND IT WENT FOR - 289 Springdale Boulevard - DANFORTH EAST YORK, TORONTO

At the end of October, I posted this +1 bedroom, 4 bathroom house on a 20 x 99 foot lot at 289 Springdale Boulevard in the Danforth East York neighbourhood in Toronto.

It was a house that looked like this when it was listed in October 2022…

It was listed at $824,900 and sold for $800,000.

A year later, it was on the market again as a full gut. Overall, it was a good flip. I mentioned that I would prefer to see the backyard from the kitchen. Also, it didn’t seem like there was a front hall closet, just the 2 hooks at the back door. But it turns out there is this under the stairs…

I’m not sure how useful that is but it is better than nothing.

It was on the market for $1,399,000. At some point, they increased the price to $1,675,000. At the beginning of the month, the price was changed to $1,499,000.

It then sold quickly…

For $1,490,000. Not bad.
