SOLD - 641 Logan Avenue - RIVERDALE, TORONTO

Years ago, I posted this 4 bedroom, 3 bathroom house on a 19.25 x 88 foot lot with one lane parking spot at 641 Logan Avenue in Riverdale in Toronto.

It was a house that had recently been renovated after looking like this when it was for sale in 2013…

It was listed at $785,000 and sold for $801,000.

ModernKind, who I have posted many times in the past (with a few mix ups), was responsible for the reno. And like their other work, I really liked it. But I didn't get that wall with the closet behind it in the family room.  Or the powder room.  Or the wall of glass into the powder room from the street.  Or the 4th bedroom that was really an office.

Otherwise, it was a good family house with lots of storage.

It was listed for $1,599,000. I thought it could sell for $1,725,000. It sold for $1,650,641.

Last week, it came back on the market for $2,299,000.

With an annual 6% compounded increase, this house without changes would be worth about $2,800,000.

It sold in 6 days…

For $3,000,000.
