AND IT WENT FOR - 124 Grenadier Road - RONCESVALLES, TORONTO
Two weeks ago, I posted this 4+2 bedroom, 5 bathroom house with a 1 car garage with another parking spot on a 30 x 116 foot lot at 124 Grenadier Road in Roncesvalles in Toronto.
When I saw the photos, it felt familiar but I couldn’t quite figure it out. And then I got an email from a reader reminding me that I posted this house pre-renovation when it looked like this…
It was in April 2016 and the price was $1,950,000 when one of the neighbours emailed saying…
All of us (neighbours) are gossiping about it endlessly and have every body part you can imagine crossed!!!
Cllearly the neighbours were excited about but it was a little pricey. I thought it would need a price drop. It sold 2 days later for $1,875,050.
It was then apparently fully renovated by the Cornish Flippers (aka Lionfish Developments). After presumably about 2 years of the owners living in the house, it was then put on the market for rent.
It was initially listed at $9,500/month and it leased for $9,582. The last 2 leases were at $9,750/month.
When I posted it, it had been listed for sale for $3,799,900 for only 2 days.
It took 10 days but this house finally sold…
For $3,725,000.
Though it didn’t quite sell for ask, I am sure the neighbours were pretty happy that this semi detached house still did sell a little shy of $4 million.
