This is a really great 4+1 bedroom, 3 bathroom house on a 17.6 x 110 foot lot at 75 Victor Avenue in Riverdale.

It is the home of designer Samantha Sacks and it has been featured in Style at Home Magazine and Canadian House and Home Magazine (here and here).

It sold before it was even listed.

The asking price was $925,000.

I thought, especially based on the fact that the house one street over at 76 Langley Avenue that sold for $1,129,000, that this could sell up to $1,075,000.

My initial guess was $1,025,000 but based on the Langley price, and that house needed work, I thought this could go higher than my first guess, even with out parking.

But as they say, 'the first offer is usually the best offer'...I should have listened to my first guess.

This house sold...

For $1,025,000.

Do you think if it went to market that it could have gone higher?  Maybe.  But I did miss that baseboard heating the first time around and there really isn't a lot of storage in the kids' rooms.

And the first offer is usually the best offer!!!
