129 Inglewood Drive - MOORE PARK
This house is having a hard time.
It is a 4 bedroom and 5 bathroom, 5 year old build on a 25 x 137.83 foot lot with a 2 car garage.
It is located around the corner from the house that I posted yesterday at 113 Inglewood Drive.
That house was a 3+1 bedroom, 4 bathroom house on a 34.67 x 145 foot lot with a 1 car garage.
It was an old house that had been fairly recently renovated, and though the furniture and paint was a lot of the appeal, it was a very well done house. Even if you are into more colour, you have to admit it looks good.
It was listed at $2,095,000.
I thought it is more of a $1,795,000 house...maybe.
When this house was first listed in February for $2,050,000, Like, 113 Inglewood, I thought it was overpriced as well (even though it had been listed in 2010 for $1,895,000).
It didn't sell this winter and the price was dropped in March to $1,949,900.
No sale and the price was dropped in June to $1,897,000. Again, no sale and the price was dropped in August to $1,749,000.
Still no sale and the price was just dropped again a couple of weeks ago...
To $1,659,000.
The outside actually reminds me of another 4+1 bedroom, 5 bathroom Moore Park house at 163 Heath Street East that sold last summer for $2,366,000.
So, why isn't this selling?
Though both have a new build feel, this house is a little more box store-ish. And the location and backyard aren't as good as Heath Street. This backyard is basically all driveway.
Plus, there are a few things that are just very dated. Like those things under the kitchen counter and the chair rail in the bathroom. WHAT is that for!?! Chair rail?
Though this is a big house that offers a lot, and $500,000 has been taken off it's original asking price...
That backyard is a deal breaker.
And once 113 Inglewood drops their price, things will get even harder for this house.
