As far as a condo alternative goes, this one is pretty great.

It is a 3 bedroom (currently set up as a 2+1), 3 bathroom house on a 20 x 78 foot lot.  Like the house at 190 Lowther Avenue in the Annex, this home is freehold meaning there are shared fees for the parking, storage, and maintenance, which on this place is probably just a little landscaping.

The first floor of this house has a similar split level feel to the house I posted earlier in the week at 641 Logan Avenue in Riverdale.  Except this house has a wall instead of glass dividing the front door from the powder room.  And this house has the kitchen at the front as one reader suggested could have worked at Logan.

And when I see this, I agree.  It's not like you are walking RIGHT into the kitchen.  There is a foyer, and the stairs kind of make it a buffer.

I actually quite like the layout here.

And the layout upstairs is just as good.

I am not sure 4 sinks are necessary on the 3rd floor, but that bathroom layout is a great idea.  With the two separate sink areas, you don't need to share your space the way Brandon and Brenda needed to...

Like the wa they will have to at 18A Heathdale Road in Humewood.

The basement situation isn't amazing, but that empty space could become a gym, or another office if you needed the extra bedroom.

There is shared garage parking and there is good, not shared outdoor space.

Basically, this is a great house for a couple who wants to be in walking distance to all the shops and restaurants but doesn't want to have to share an elevator, and who might still have kids staying at home the odd time.

The 1 parking spot is a limitation though since there is no street parking here.

Which might be why this house has now had 2 price drops since it was first listed at $1,995,000 a few weeks ago.

The first price drop was 2 weeks later to $1,895,000.

As of yesterday, the price has been dropped again...

To $1,825,000.

I think this is a great price for this house.  

But becuase of that parking situation, I think this place will still lower.

Perhaps somewhere closer to $1,799,000.
