Okay, sorry. Everytime I see the address for this 3+1 bedroom, 4 bathroom house on a 50 x 136 foot lot at 31 Dundurn Road in Lawrence Park...
That song comes into my head. It is NOT because I think the flip was done dirt cheap.
But there are a lot of readers who aren't loving it, but I don't mind it. Actually, I liked it, just not the fact that they lost a bedroom in the reno. Or the fact that this lot could have had a big addition.
When I first posted this house in February 2013, I thought it had a lot of potential. It was listed at $1,795,000 after a drop from $1,850,000.
After a couple more price drops, it finally sold for $1,625,000.
It was flipped and relisted in April for $2,895,000.
There was no WAY they spent close to $1,270,000 to redo it. And considering they lost a bedroom, I thought this was way to high.
I was thinking more like $2,495,000...maybe $2,565,000.
It hasn't sold and the price has been dropped to...
$2,799,000.
Still WAY to high.
