PRICE DROP #? - 360 Walmer Road - CASA LOMA
When I first posted this 4+1 bedroom, 5 bathroom house on a 25 x 174.75 foot lot at 360 Walmer Road in the Casa Loma neighbourhood in December 2012....
I said I didn't get it.
There was no living room or dining room.
Just this...
Sure, there was a basement family room, but this was it for entertaining on the first floor.
It was listed at $3,249,000.
Uhhh.....Sure.
It didn't sell and the price was dropped in February 2013 to $2,999,000. By March, it was down to $2,899,000. By the beginning of April, it was down to $2,699,000. Then at the end of April, it was down to $2,599,000.
Ummm...hello!?!
The dining room table is the kitchen island!!!! This is not selling anywhere near this price.
So...in May, it was dropped to $2,499,000. Then in August, it went down to $2,495,000.
This past January, the house was relisted. This time, the price was $2,895,000.
Really!?!
Now, the house is on the market AGAIN! And the listing says...
Attention: ""New"" 22 Foot Family Room Addition Off The Kitchen.
Okay, this is so crazy that they had to add an addition to a new build to sell it....
But does this mean they added a dining table (and did this happen in January?)!?!?!?!

That makes a BIG difference.
Just not sure it will help with the new $2,788,000 price.
I think we will see another price drop.
P.S. Maybe they should add a 'new' addition to the other Grey House at 355 Briar Hill Road. Just a thought.
