AND IT WENT FOR - 31 Summerhill Avenue - SUMMERHILL

In May, I posted this 6 bedroom, 3 bathroom house on a 32 x 150 foot lot at 31 Summerhill Avenue in Summerhill.

It was a beautiful old Victorian that was being sold 'as-is' and the listing basically consisted of photos of the stain glass windows (that will probably get torn out) and the old fireplace...

It was an excellent opportunity to own a large house that could be renovated to be anything you wanted in a great central neighbourhood.

But I thought the asking price was a little high.

It was listed at $2,950,000.

Sure, the house down the street that was a semi and also needed a ton of work at 62 Summerhill Avenue sold for $1,825,000...

And the semi on the other side of Yonge Street at 89 Walker Avenue sold for $2,001,000...

So this house being a detached was obviously going to sell for more...

But $3 million!?!  

I was thinking more like $2,350,000...maybe a little more.

It didn't sell and was relisted at the end of July for the same price.

On Sunday, it finally sold...

For $2,650,000.
