This is a 1 bedroom, 1 bathroom bungalow row house on a 16 x 125 foot lot with 2 parking spots.
When I first saw the listing photo, I thought it was the house I posted in 2014 at 175 Claremont Street in Trinity-Bellwoods...
But that was a 1+1 bedroom, 1 bathroom house on an 18.17 x 60 foot lot with no parking and it was located right beside a gas station...
That house was listed at $459,000 and sold for $500,000.
This house is located 2 doors down from the townhouse that I posted a few weeks ago at 56 Lippincott Street...
That was listed at $1,249,000 and sold for $1,625,000.
And it also located a few doors down from this house...
That used to look like this...
It is also attached to this house at 52 Lippincott Street that was listed in 2014 for $549,000...
(that I feel like I saw in a tv show a long time ago about painting the stairs and doing some sewing.)
So, there are a lot of options for this house:
- Renovate so that it looks like the attached house at 54 Lippincott
- Rebuild a 3 storey high house so it is more like the town houses on either side.
- Or leave it as is.
It is listed at $699,000.
With that lot depth and the 2 parking spots, this isn't sitting for long...
And will probably sell closer to $899,000.
