56 Lippincott Street TH #1 - KENSINGTON (2 Comments)
This is a 3 bedroom, 3 bathroom townhouse condo with 1 parking spot at 56 Lippincott Street in Kensington.
It is a condo development that was done by architect Brad Netkin of Stamp Architecture in collaboration with Cecconi Simone, the 3 people behind the house at 11 Bannon Avenuein the Kingsway...
If it looks familiar, it's because another town house that was listed in 2014 was the Toronto Life Condo of the Week. It was the one with the canoe suspended from the ceiling...
And the townhouse at #5 was the blogTO Condo of the Week last year. It did not have a canoe hanging from the ceiling...
But they are basically the same condo.
The one that was listed in 2014 was listed at $1,049,000. The one that was listed in 2015 was listed at $1,245,000. I am not sure what either sold for.
This one is listed at $1,249,000 (with $647.84/month condo fees).
So, my guess is the first one sold closer to $1,150,000 in 2014, the second one sold around list, and this one is hoping for $1,325,000.
But is the fact that the 'backyard' faces onto Lippincott Street while the others are set back a good thing or a bad thing? I think it's a good thing...
Maybe.
