17 Frank Crescent - WYCHWOOD/HILLCREST (1 Comment)
This is a 5 bedroom, 5 bathroom house with a detached garage on a 45 x 108 foot lot at 17 Frank Crescent in Wychwood/Hillcrest.
It's a house that used to look like this when it was listed at $1,629,000...
It sold for $1,610,000. It has since been flipped and is back on the market.
And I'm not sure how I feel about it.
For the most part, I like it. But I do not get the layout...
It seems like the whole thing was done around keeping the bathroom and the mudroom in the same place.
From what I can tell, the dining room was in what is now the 'living room' and the kitchen was in the sitting area (what is a sitting area!?!). Why not leave that layout and make the bathroom/kitchen a family room. And then have the living room where the dining room now is.
But then I am not sure where a mudroom and bathroom could go.
But for a flip that is now priced at twice as much as the pre-flip sold price, you think they could have figured that out.
And there were basically no changes to the backyard, except they got rid of the gate/fence which they should have kept. Oh! And did they do anything to the basement? Doesn't look like it.
Otherwise, it's good...for the most part.
The new asking price is...
$3,150,000.
When the 4+1 bedroom, 4 bathroom house around the corner at 32 Bracondale Hill Road that was slightly smaller but that I liked a lot more on the inside sold for $2,395,000 a year ago...
That price might be a little high.
