These people know the market has changed, right?
Or that it doesn't cost $1.5 million to flip a house!?!
This is a 4+1 bedroom, 4 bathroom house with a detached garage (that I am not sure anything bigger than a motorcycle could get to) on a 29 x 100 foot lot at 220 Glen Road in Rosedale.
I can't remember exactly, but I think it was for sale about a year or so ago for about $1.8 (correct me if I'm wrong).
It has now been flipped with a really weird first floor layout (IMO) with ton of wasted space and a random built-in, but with a huge principal suite on the third floor (the best part of the house).
It is located right around the corner from the 5 bedroom, 5 bathroom house on a 27.25 x 136 foot lot at 299 Glen Road...
Which was in an arguably better location with a family room and a MUCH larger backyard.
That house was listed at the beginning of June for $2,695,000. It sold for $2,600,000.
This house that has a weird first floor (though the kitchen is nice) and that I think sold for about $1,800,000 a year ago is now listed...
For $3,498,000.
