Who is looking for a SWANSEA tear down/gut job?

This house is sitting on a 25 x 112.5 lot in Swansea.  

If you have been reading my blog the last 6 months, or for even the last week, you will know that I am all for old houses in Toronto that can't be saved with restoration being snatched up and rebuilt.  Prices up to even $3 plus million are reasonable in my opinion if the land is large enough and the location is right.  In many, many cases, it is about the land value and not the house.

And this is a prime spot for a rebuild.  It's a hot neighbourhood just waiting for a transformation.

But only transform and rebuild if you are going to do it well.  

There is no reason that Old Toronto should be torn down only to have new builds go up that aren't very well thought out or, in my opinion, NOT as great as they could be!

I HOPE this place finds a buyer that will either bring its current state to a place that is worthy of the neighbourhood and will bring the area some much deserved improvement.  Or that a builder buys it and does a good job of adding to the neighbourhood.

Just because an area is hot doesn't mean a place that is not the best example of a modern build should sell for 35% more than it is worth.  

That creates shock and causes soup or coffee to get spit out.  

By the way, the house above located at 156 Windermere Avenue is listed at $695,000.  If that is too much, the house below located at 36 Runnymede Road is listed at $569,000 and is located closer to Bloor West.

Build Toronto Build!  I am all for it.  

Just please, do it right.
