Looks like this house at 133 Simpson Avenue that I only posted yesterday afternoon already sold.

Though I really like the house, I thought the $889,000 asking price might be a little high.

Guess I was wrong because it sold for $995,000.

The reno is one of the better ones but I still think it sold for too much (something about the window sills).

Which brings me to the house at the north end of Riverdale that is priced too high...a commenter asked if I still thought it was too high given what this place sold for...

Well, considering that the house at 22 Fairview claims that it is 5 bedrooms but it is really only 4 with a tandem sitting room...or that a family room would be a nice option off the kitchen but there is an over abundance of built-ins blocking the way so that there are 2, actually make that 3 dining areas within 300 square feet of each other if you add the counter seating ......or that there is technically no parking because it is a shared drive and who is fitting their car into that garage......or the fact that if you are over 5'2", you can't stand in the master bath shower and you can't have a mirror above your sink...or that it is 2 houses from Pizza Pizza (that is not a plus)...

Yes, that house is still over priced.

I would rather stretch my dollars and live here at 405 Brunswick...

or save $500,000 and live here at 70 Hilton...
