This house is overpriced.
It is a renovated semi in the Summerhill neighbourhood but it is only 2 bedrooms.
It was last listed in February 2009 for $899,000 and then dropped its price in June 2009 to $839,000. I think it sold in the high $7s.
This is what it looked like then....
The roof looks it has been replaced, the bay window has been repaired and the front porch and yard have been redone.
I am assuming the inside has been done top to bottom as well.
It's nice but it isn't $1,125,000 nice which is what they are asking.
Sure, this 2 bedroom semi at 34 Bishop Street in Yorkville sold for $1,139,000 and they are located only a 15 minute walk from each other but this isn't Yorkville where the houses are literally steps to Bay and Bloor.
And really, is it worth $266,000 more than the house across the street!?!
I don't think so but this house does have parking...
Still, it should be listed at $899,000 like the house at 97 Marlborough that just sold for $959,097 with the hopes of getting a similar price.
$1,125,000 is not going to happen.
