123 Imperial Street - CHAPLIN ESTATES
This new build in Chaplin Estates has some serious staging happening. They hung up wallpaper and curtains but should have sprung for some stools in the kitchen because that looks really empty. (I like the kitchen but wish those dark upper cabinets were white. I am not loving that dark column effect.)
They did a good job with the staging but it is all a little shiny and silver for me. It could be worse.
This is your typical new build layout and I like it. Once all the silver is gone, you can see that this could be a really great house. I don't like it as much as the new build at 163 Heath in Moore Park that I posted yesterday but it is bigger. That basement has some seriously high ceilings (and a lot of zebra print)!

It looks like it could have been fixed up and still been a great house.
It was listed in April 2010 for $1,050,000. With about $300,000 this could have been terrific! And probably worth $1,650,000 after it was all done.
Instead they tore it down, put up a new build and listed it for $3,150,000.
It is very similar in size and price to what the people at 99 Whitehall are trying to do but that place doesn't seem to be selling. Maybe they need to build and stage it first!
Though this place is very nice, has 4+1 bedrooms, 6 bathrooms and sits on a 40 x 120 lot...it only sits on a 120 lot. That backyard is tiny. And for $3.2 million, I want a bigger yard.
Though this neighbourhood is picking up steam again, and it is only blocks away from the awful new build at 18 Hillholm that is listed for $4,295,000, I think it is overpriced. They are both overpriced.
I thought Hillholm should be listed at $2,900,0000. $3,300,000 maybe.
This place is more $2,650,000.... $2,850,000 at the most.
The mudroom is a pretty nice touch though.
