14 Delaware Avenue - DUFFERIN GROVE

I am not sure what is going on with this house.  It looks like a flip but it was listed in February 2011 for $978,000 and from the sounds of the listing, nothing has changed...

But as you can see from the basement photos, something has been done there.  You can still see the drywall debris on the floor and the Home Depot boxes in the corner.

Speaking of Home Depot, that kitchen looks like it is either Home Depot or IKEA with a little customization.  I don't love it at all.  I do like the family room area and the fireplace but I would prefer tile around the actual fireplace instead of that wall paper.  The powder room is kind of in an odd location opening straight into the dining room....

The master bedroom is bright and large but maybe they should have put that exercise bike in that loft instead of in that small second bedroom.  Is that table in the loft supposed to be covered in box tape?

The backyard is welcoming with the 'fireplace' and covered sitting area but what is the point of the above ground pool.  That just seems like more work than it is worth.

This house is listed at $1,349,000.

It is located north of College a few blocks north of Suzanne Dimma's house (which I said was in Dufferin Grove also but it isn't really.  It's more Trinity-Bellwoods. I have udpated those posts to reflect that....).  

Her house, which is a triplex, was listed at $1,650,000.  Most people think it was overpriced but I still don't think so.  I actually thought people would pay higher for the knowledge that their house was done by professional designers.  Having the knowledge that your house was done with quality materials and builders is worth the extra money.  But that house has since been delisted...

This is a large house but it is still only 3 bedrooms. But considering that this semi at 80 Shannon sold for $977,500....

I think $1,275,000 might be a better price though.

And I still think Suzanne Dimma`s house should have sold for asking...
