217 Bain Avenue - RIVERDALE
This 3 bathroom, 3 bedroom semi is located doors away from the house at 227 Bain that recently sold for $891,000. That place was a bit bigger but I prefer this house.
The layout is similar to the Summerhill house at 97 Marlborough that just sold for $959,097 or this small Summerhill house at 89 Alcorn which sold for $859,000. It is also similar to the Trinity- Bellwoods house at 25 Bellwoods that sold for $787,000.
Of all those houses, this is my favourite.
It is listed at $790,000.
They have done some renovations and did a great job. The kitchen was new in 2008. I love the colour. All wiring, air conditioner and furnace have been updated.
The listing doesn't say if the window coverings are included but that would be a BIG plus if they were. I love all of them. Do you think they would throw in that dining room light too? Look at it from the street through that window! It looks amazing.
Speaking of windows, I am not sure if those are new. They don't look new.
The carpet is a new wool from Elte. It doesn't show very well in the pictures but I am guessing it looks good in person based on everything else happening in this house.
The yard is interlocking brick which might be a negative for some people but is less work than having grass and just as fun for kids. Sidewalk chalk!
I think this house is priced really well but considering what the neighbour's house sold for, this will probably sell for $840,000. Riverdale is in high demand. It might not be like the Summerhill demand but it's not too far behind. And if that Alcorn place sold for $859,000.....this can sell for $840,000.
