37 Roxborough Avenue West - SUMMERHILL
Considering that the house down the street at 119 Roxborough Street West sold for $1,250,000, do you think these people are crazy with to think they can get $1,650,000?
It has already had 2 price drops. The first listing price at the beginning of May was $$1,745,000. They then dropped the price a few weeks later to $1,680,000.
Now it is $1,650,000.
It is similar to the house at 119 Roxborough only in that it is one the same street. That house was really small. This house is fairly large.
It could use some work though. The kitchen is a bit outdated but it definitely livable. There are 2 living room areas with what looks like a small dining room. I would probably move the dining room into that open area and either make what is currently the dining room in to an office or family area. Or eventually move the kitchen in there when it gets redone and move a family area out to the back.
The windows look like they could use some updating too. Probably the whole place needs a bit of a lift but I don`t think it is a full gutter (though some might disagree).
And this place has a large backyard, a garage and a big deck on top of the garage.
This house could be amazing with amazing views and steps to Ramsden Park and Yonge Street! So...is the price crazy?
Considering that there is clearly a fair amount of work to do, probably yes.
But considering that a similar semi that was in a little better shape across Yonge Street at 155 Roxborough Street East sold for $1,975,000....
I think $1,550,000. It is worth $300,000 more than 119 Roxborough but the people that would want to move in here would probably want to gut, not just update. This house would not see the returns right now of a full gut.
Or could this be a street of $2.5M semis in the future? When places like 115 Summerhill are selling for $1,327,000, it`s very possible.
Can you tell I am REALLY shocked by that one?
