And it went for....

The 4+1 bedroom, 5 bathroom new build at 163 Heath Street East in Moore Park has sold.

It was listed at $2,495,000.  I thought it was a good new build but a little overpriced for the neighbourhood and that it would sell for $2,095,000.

It sold for $2,366,000.  That is HIGH for this part of the neighbourhood but it is a great family pocket.  

Hopefully this doesn't encourage a slew of awful new builds or flips like the one across the street at 160 Heath Street East that was listed in December.

Thankfully the people that bought 29 Cornish around the corner from this house aren't tearing their place down!  They are renovating and hopefully doing as good a job as they did in their old house at 217 Bain in Riverdale!

This is friendly family neighbourhood and hopefully will stay that way.
