PRICE DROP #4 - 15 Astley Avenue - ROSEDALE

This house was initially listed in January for $3,500,000.

I thought it should be listed at $2,300,000 at the MOST!

It didn't sell so they dropped the price at the beginning of February to $3,320,250.  Clearly that didn't work so they dropped the price again at the end of February to $2,995,000.

At the beginning of May, the price was dropped again!  To $2,395,000.

Still too high!

They have dropped the price again!  To almost half of what it was initially listed at.  It is now listed at $1,999,000,

This is a great piece of ravine property but the house needs to go.  Is the property worth the new price?  

Things are finally starting to get competitive out there so I think it will probably sell for $1,750,000, exactly half of the initially listing price.  

That still might be too high!  I am not sure this is a street of $3.5M  houses, even if someone tears it down and does an amazing new build!

But maybe if they built something like the Split House across the street at 14 Astley that had huge windows to take in the ravine view....
