1023 Spadina Road - ALLENBY (UPDATE)
This house that is located north of Eglinton on Spadina looks great from the listing picture. Problem is the location.
It is on a dead end portion of Spadina that is also on a large park but this house is right at the corner of Chaplin Crescent that can get quite busy during rush hour.
The house itself is nice. It is open concept except for the kitchen. The kitchen has new appliances but the cabinets and counter could probably be redone. There looks like there is lots of storage space though.
The 3 bedrooms are all a good size and there are 4 bathrooms.
The basement is a full walk out with a kitchenette and a fireplace. It isn't very inviting right now but with a little work it could be nice. I would start by painting that fireplace wall white.
The current doors aren't exactly like the garage door below but it is a full wall of glass and has a similar feel.
It is a great walk out to the backyard.
Speaking of the backyard, it is all pool. That could be a plus for some but would probably be a negative for most.
The asking price is $1,000,000. That is kind of funny. Most people would have listed it at $999,000. This house could be move right it but it could also use some work. I don't think this house will go over but I don't think it will sell far from asking.
Maybe around $979,000. It's the location but that pool will be a plus this week!
UPDATE: I have been mulling this place over. I kept thinking about the $979,000 price. It wasn't sitting right with me. I was thinking maybe more $939,000. The location on that corner is just not great and the house really could use some work. As it turns out, this place has been on the market for a few weeks already. So, I am changing my price to $939,000. But it will be $979,000 if someone goes to look at this place on Friday when it is supposed to be 36+ degrees out!!!
