This is a 4+1 bedroom, 4 bathroom house on a 24.38 x 15.02 foot lot.
That is NOT a typo.
A 24 x FIFTEEN foot lot*
(*Correction: as per the comment below (thanks! ) it is FIFTEEN metres! So an irregular 80 x 49 foot lot. Definitely better but still not huge...)
This house was listed in September 2010 for $1,100,000. It didn't sell so they dropped the price in October 2010 to $995,000.
Someone has been working on it ever since so it must be great inside, right? From the grainy pictures (UPDATE: better pictures have been included) it looks good but it is listed..........
For $3,280,000!!!!
Here are a few other houses on the market in this neighbourhood that are currently listed for LESS:
1) 46 Nanton is listed at $3,250,000 for 6 bedroom, 5 bathroom house on the 50 x 150 foot lot with a 3 car garage.
2) 90 Chestnut Park is listed at $2,050,000 (more than a MILLION less) for a 4 bedroom, 4 bathroom on a 55 x 67 foot lot with a garage.
(*as per the correction above, this lot is smaller.)
3) 48 Hawthorn is listed at $3,150,000 for a 5+1 bedroom, 5 bathroom on a 50 x 150 foot lot with a pool.
4) 31 Dunbar that never sold but was listed at $2,995,000 for a completely renovated 4 bedroom with a garage and a backyard!
5) 4 May Square is listed at $2,995,000 for a 3+1 bedroom, 4 bathroom on a 26 x 385 foot lot........
It is impossible that they spent $2,300,000 million fixing up this house!!!!!
The only comparable house I can think of, with a similar size and layout, is the house in Rathnelly at 218 Cottingham that was on the market in May.
That house was listed at $1,495,000. It sold for $1,490,000.
This is a $1,600,000 house. $1,650,000 tops! (UPDATE: with the new pictures, I would say more like $1,750,000 - $1,800,000.)
