229 Lytton Boulevard - LYTTON PARK
Remember that new build townhouse at 237 Lytton Boulevard that was on the market for years, literally years, and went from an asking of $1,849,000 (the same price this house was listed at 2 years ago) to a sale price of $1,685,000...well, this is part of that same townhouse complex.
It's the complex where the garage entrance is the whole back wall of the house on the first floor. In the case of the house at 237, it was attached to other homes on both sides so it had no windows on the first floor except for the one above the door and the kitchen.
This house is at the end so it at least has 2 windows in the living room. But it still has that garage issue and the bedroom on the second floor that doesn't have any windows. This house had the opportunity to put one in there but didn't for some reason.
The only big difference other than those windows is the marble surround on the fireplace in the living room and the floors. I definitely prefer these floors. Oh, and the backsplash has changed. I prefer the backsplash of the other house. Otherwise than those few changes, it is the same house with the same odd layout.
This house is 3+1 bedrooms, 4 bathrooms on a 23 x 103 foot lot.
It is listed at $2,697,000.
That is $1,012,000 more than the exact same townhouse down the row sold for a month ago!
I don't think 2 windows and lighter floors are worth $1,000,000!!!!
This price is just crazy.
If the other place sold for basically $1.7, this house should sell for $1.8......$1.85 TOPS.
NOT $2.7 million!!!!!!!!!!
Guess it is less than the $2,897,000 price they were asking in May 2011!
