116 Eastbourne Avenue - CHAPLIN ESTATES

Here is a 4 bedroom, 3 bathroom house on a 30 x 130.75 foot lot just south of Eglinton in Chaplin Estates.

It is similar to the house in my last post at 145 Glengrove Avenue West in Lytton park but this one hasn't had a flipper mess it up....yet.

This house is a little bigger though. The whole house could use a reno (and some new paint!) but is more than move in ready.

The floors, especially in the kitchen, are in rough shape so could maybe be sanded and stained but they might need to be replaced. The back splash is really dated and the counter isn't the best.

There is a family room in the back but if someone were to renovate, I think it would be worthwhile to get rid of that wall even if it means losing that 'mud room'.

The living room is open to the stairs which might bother some people but it made me think of the first house that Sarah Richardson did in her series 'Sarah's House' at 32 Edgewood with the stairs open to the living room which turned out well...

This house doesn't need a LOT of work to bring it up to date. The windows are new and even though they are white, I would take them.

This house is listed at $959,000.

That is $140,000 less than the Lytton Park house and it needs less work.

With $100,000, this house could be amazing and still cheaper than 145 Glengrove.

So, if you aren't stuck on sending your kids to John Ross Robertson, this is a very good alternative. And Oriole Park Jr Public School isn't so bad either!

This house won't sit for long. And it will probably sell over asking. I am thinking $989,000. If the one parking spot wasn't a shared drive spot, I would even go higher.
