PRICE DROP/RELIST - 26 Tranby Avenue - ANNEX

This 3+2 bedroom, 4 bathroom semi on a 20.5 x 77.04 foot lot has been listed since July.

It was first listed at $1,774,900 which was too high.  

It has had 3 price drops since.  The first was in August to $1,674,900 and then in September to $1,675,000

At that point, I thought the price should be $1,599,000. 

It is now listed with another price drop and I think a new agent.  The price is $1,579,000.

It is a great house with a nice reno in a good location.  The only problem is there is no parking.  That is probably an issue on this street.

There is basically no back yard either but the house around the corner that is also 3 bedrooms with no yard on a similarly sized 80 foot lot at 51 Bernard is listed at $3,079,000!!  It makes the price of this place seem almost reasonable!

But considering that the house at 51 Boswell sold for close to $150,000 under its $1,295,000 asking, this place might still be listed a little high.  

 Also, if the 4 bedroom row house at 25 Alcorn sold for $1,095,000....... 

I think this will sell soon but probably closer to $1,529,000.  Maybe even $1,489,000. 

This is a nice house but is this place really worth $500,000 more then Alcorn?
