This is a 5 bedroom, 3 bathroom house on a 27 x 120.17 foot lot with a 2 car garage just steps to Queen West.

It has clearly been recently renovated (or at least painted) because this is what it used to look like...

But I am not sure if this is a flip.

The listing says this is a 3 storey house but I am pretty sure that it is techically called a 2 1/2 storey house.

Either way, it has 5 bedrooms and what looks like lots of space.  There aren't a lot of pictures so it is hard to get a good feel but it looks like there is a breakfast area past the kitchen.  I wonder if it would be possible to move the living room back to the front where it is supposed to be, put a dining room table where the couches are and add a family room at the back where it looks like there is a breakfast bar.

The layout still works this way, maybe it is just the diagonal couches that are throwing me off.

The kitchen looks good.  It doesn't look like it has a ton of storage but the layout is good.

The upstairs master has a ton of closet space and the bathroom is a good size.

This place is listed at $1,089,000.

It's done, has parking, a good location....

But it might be a little high, not a lot, just a little.  The whole house isn't done and with this many bedrooms, it could probably use another bathroom.   At least there is a 4 piece on the third floor though

I think this will sell closer to $1,069,000.
