84 Kenwood Avenue - HUMEWOOD
Clearly this is a flip because this is what this 3 bedroom, 3 bathroom house used to look like 15 months ago in August 2011...
It was listed in May 2012 for $589,900.
They did a good job with it, I just wish that post in the middle of the front would be a little bigger. Not as wide as the outer ones but maybe 2 times the size it is right now.
Inside, they did a good job too. I don't really get the fireplace but it isn't the worst. And in this case, I like that big post. I like that it provides a little separation.
The kitchen is good. The style will appeal to a lot of people and the layout is good. It's too bad that banquet that is included in the asking price didn't go all the way to the window though. That is a weird empty space.
The master bath/dressing room is kind of strange. I would prefer to have the window in the bathroom and dressing room where the shower is located. But the bathroom is good. Actually all the bathrooms are good.
The basement is done and dug out...
The backyard gets LOTS of sun and though I don't love what they have done with the stone and deck levels, it is fine.
This flip kind of reminds me of the 3 bedroom flip at 38 Menin Road in Cedarvale that sold for $1,060,000 but I think this house is better. The street isn't as nice but Humewood is a good neighbourhood, it is close to all the St. Clair West shops and transit...
And considering that the smaller 3 bedroom, 2 bathroom house one street over at 178 Wychwood Avenue with the Patio Lantern deck sold for $1,100,000 in April, I have no idea why this house didn't sell at $999,000!!!
It was first listed on November 19.
It hasn't sold and has since had a price drop to $980,000.
I don't get it.
This is a good house, flip or not.
Is it the duplexes across the street? What am I missing!?!
