130 Glen Road - ROSEDALE
More competition for 30 Whitehall Road and 24 Whitehall Road!
All houses are located on 2 of the busier streets in Rosedale. This house isn't located as close to the train but it does have the bus. It is situated farther back from the street than the other two though.
Like the Whitehall houses, this house is 4+1 bedrooms, 4 bathrooms but it sits on a 28.42 x 128 foot lot and it could use a lot more work.
This house could be a move right in house but it is definitely rough around the edges. It looks like the house was last worked on in the 80s. Not sure what is going on with the kitchen though. Is that new? I can't tell but that backsplash that matches the floor that matches the front hall has to go.
Ideally, it would make sense to open up the whole back, or create a separate dining room and have an open kitchen and family room where that piano is.
Upstairs is a little rough. It has a good layout but needs to be updated. The front room could be made into a large family room with the bed taken out and a computer area set up where that office is. The master layout is good but it looks like the only way into the walk-in-closet is through the bathroom. Am I the only one that finds this gross? And is it just me or are those paintings above the bed in the master REALLY creepy?
The third floor has 2 large bedrooms and it looks like the boy's room could be split into 2 rooms (or is it already split?). I really want that carpet in the girl's room.
The basement looks like it is a bit of a mess. And it looks like it is really cold with baseboard heating and a portable heater right beside that bed.
There is a lot that could be done to this house but this is a big house. It has a good sized west facing yard. There is a 2 car garage (or is it just one, thanks to a reader for pointing that out!), though I can not figure out how it is accessed....where is the lane!?!
This house is listed at $1,799,000.
It could use a LOT of work but even after putting $400,000 into it, it is still $1,000,000 less than the ridiculously priced 4 bedroom house at 116 Glen Road or the 3 bedroom at 175 Glen Road!
I am not sure this house will sell at asking but it won't sell for much less. Maybe $1,760,000.
