RELIST - 30 Whitehall Road - ROSEDALE
The last time I posted this house was in November 2011.
It was listed at $1,795,000.
At the time, there was also a completely renovated house for sale at 320 Glen Road
for the same price and a gutter at 36 St. Andrew's Gardens that was listed at $1,700,000.
All were close to the train.
Glen eventually sold for $1,749,000 and I am not sure what St. Andrew's sold for but it is currently undergoing a complete gut with an addition.
This house was clearly overpriced.
It didn't have great photos so I couldn't really figure out what was going on but I have attached the photos from the new listing.
It looks like they have done an extension out the back but it looks like it happened in pieces. And from the looks of those brass handles, it happened 25-30 years ago. Plus, the kitchen is too small for the house and really should have been opened up to the family room.
So...it could use updating.
It is a good sized house with 4 bedrooms and 3 bathrooms. It sits on a 35 x 110 foot lot and it has one parking spot.
But as I said in my first post, it is a really busy street. And the house not only backs onto the train tracks but a street that is used by delivery trucks heading to the increasingly busy Summerhill Market.
This house is now listed at $1,675,000.
I still think it is overpriced (though not by much) but people have paid really high prices on this street for houses that needed a ton of work. This house needs work but I think it could be done for $100,000 to $150,000.
And once done, this could be a $1,800,000 house regardless of the train, trucks, and traffic.
So, I think this house will sell closer to $1,625,000....assuming that basement is okay.
Why no photos of the basement?
