PRICE DROP - 335 Inglewood Drive - MOORE PARK

When I went to post the price drop for this house, I tried to find my original post that I wrote when it was first listed over 3 weeks ago.

But it turns out that I never actually posted it.  Here is what I wrote then and had intended to post back in January...

'In the last two weeks, 2 houses have sold in the Moore Park area for over asking.  

A 5+1 bedroom at 69 Garfield sold $176,000 over at $2,375,000 while a 6+1 bedroom at 351 Inglewood sold $160,000 over at $2,135,000.

Both needed a little work.

So, it isn't unexpected that this 5+1 bedroom, 5 bathroom house would be priced around $2 million+ itself.  But this house is priced a little too high.

The asking is $2,249,000.

It is on a 38 x 130 foot lot but it is a corner lot and the front door is on the side.

And the first floor layout is strange.  As it is currently set up, you need to walk through the dining room to get to the kitchen and the family room.  That whole back (or side of the house) should be opened up to be a little more family friendly but that kitchen looks new.  The might deter people who want to do a reno.  And that living room seems really tight the way it is set up.

The second floor is good with good sized rooms but the master closet is only accessed through the bathroom.  I don't get that.  What if you need to get dressed right after someone used it?  Gross.

The bathrooms look new but aren't really my thing.

The yard is a good size but it runs along the side of the street...

A very similar house but with a smaller yard and no first floor family room at 354 Inglewood sold for $1,900,000 in July.

With the bidding wars of the house on Garfield and the house down the street at 351 Inglewood, it is clear that there are more buyers than houses in this area right now.  But I don't think those buyers that haven't bought yet will spend $2.25 million for this.  It needs too much work on the first floor to make it work for a family and the lot isn't as good as the other ones.

I think this house is priced about 10% higher than the market will pay.

But who knows, maybe those buyers are getting frustrated.

Or they will realize that the season is still young and there will be others like the houses at 351 Inglewood but for less money than this house.

I don't think there will be a bidding war for this one.'

Well, there was no bidding war and it didn't sell.

The price has now been dropped....

To $2,129,000.

That might bring more interest but I still think it is a little high, especially as more competition is bound hit the market soon.
