This house is going fast.
It is a completely done semi in Summerhill and it is done really well.

I really like the kitchen in this house. It has lots of storage and I really like how you can't see the fan. For some reason, I am do not like fans (was going to say not a fan of fans but changed my mind).
The kitchen looks elegant and relaxed at the same time. If the handles are too big for you, they could always be changes but I like them.
There is a family room at the back. Wonder if they would throw in that couch? It looks like it was custom made for that space.
The bedrooms are all a good size. The master has a king sized bed with a good bathroom and the other rooms have good sized beds.
The basement is done. I am not sure if it has been dug out but it is still a good family room/playroom and it has a walk out in case you want it as a nanny suite.
And I love the astro turf! No maintenance.
The asking price is $1,850,000.
Considering that the house at 115 Summerhill that was on a 17 foot wide lot (8 feet narrow than this lot) and needed a LOT of work sold for $1,327,000 in June....
Or that the house at 26 Summerhill that was good but could use some work sold for $1,630,000 in November of 2011...
Or that the house down the street at 24 Summerhill that was RIGHT on top of the subway, had a weird layout, and wasn't nearly as nice or bright sold for $1,922,500 in June of 2012 ....
There is no way this house isn't going for ask or higher.
It's done and done very well, it's move right in, it has parking, 4 bedrooms, a good sized yard and it looks like it has been really well taken care of.
This place is going to sell fast...
And I'm guessing closer to $1,925,000...
Come to think of it, maybe even close to $1,965,000.
