96 Summerhill Avenue - SUMMERHILL

This is a 4+1 bedroom, 3 bathroom detached house with parking on a 30 x 96.92 foot lot in Summerhill.

It has a full 2 storey addition giving it a family room and large master bedroom.  It could use some updating but it is there.

I can't tell with the front hall if the ceiling is really low or if it is the dark colour paint making it look that way because the ceiling height in the living room looks really good.

I can't quite figure out the second floor layout either.  From what I can tell, this could be reconfigured to keep the 4 bedrooms and 2 bathrooms but to make a master ensuite with perhaps a walk-in closet...

Basically, what I am saying is that this place could be great.

And when a 2 (or is it 3) bedroom semi across the street that needs work like the one at 115 Summerhill is selling for $1,395,000...

Does a price tag of $1,525,000 seem so crazy?

Sure, it will need way more money than the semi to fix up but assuming there are no structural issues, it could probably be done for $400,000....maybe $450,000.

And if a done semi like the one at 66 Summerhill down the street can sell for $1,955,000....

There is no reason this wouldn't be a $2.1 house when it is done....even with the smaller back yard.

People are going to pay extra for this neighbourhood.

Then again....49 Woodlawn Avenue East which could be AMAZING only sold for $1,325,000 a year and a half ago.  But then again, I thought that was a deal.

This place will sell fast.  Maybe not quite at ask....but definitely close.

(But that was logic talking.  There is that insane nagging feeling in the back of my head that this is going for $1,725,000....or am I just totally losing my mind?   Probably.  $1,685,000 then?)
