PRICE DROP - 262 Lisgar Street - BEACONSFIELD VILLAGE (click photo to see full post)

This flip was first listed in September 2012.

I don't necessarily love the flip but there is a lot worse out there.  In fact, this could be a really good flip with a little bit of white paint. 

White paint for all the walls and white paint for that brick!  Why with the brick?  But if it were painted white, it could probably look pretty interesting.

It is 4+1 bedrooms and 4 bathrooms on a 20 x 113 foot lot.  A detached house of this size in this neighbourhood is pretty rare but with a price tag of $1,499,000, it was just WAY too high.

I thought it was more of a $1,250,000 house.

But assuming the house I posted earlier at 193 Beatrice Street sells for $1,125,000, is this house only worth $125,000 more?  That is if Beatrice sells for that much.....

The price for this house was dropped in November to $1,399,000.  I still thought the price was going to drop down to $1,299,000.

Well, it dropped in February to $1,349,000.

Still no sale and the house has been dropped again...

To $1,299,000.

As I said, with a little paint, this is a good house.

Even with all those satellites at the house on the one side and all the chairs on the front porch of the other...
