SOLD - 91 Summerhill Avenue - SUMMERHILL (click photo to see full post)
This 3 bedroom, 2 bathroom house on a 15.67 x 85 foot lot sold in 5 days.
It is located 2 doors down from the rowhouse at 87 Summerhill that was initially listed in October for $1,995,000. Like this house, it has 3 bedrooms but 1 more bathroom, both have no parking, but 87 is completely renovated with a finished basement.
I thought the price was crazy and clearly so did others because it didn't sell. The price was dropped at the end of January to $1,949,000.
A week later, a much larger semi down the street at 66 Summerhill with 2 car parking and a large lot was listed at $1,850,000 and sold for $1,965,000.
So, no sale for 87 Summerhill and they dropped their price again at the end of March to $1,874,000.
There is still no sale for that house.
But this house that needs work was listed at $1,049,000 and sold...
For $1,119,000.
It will need, including the basement, about $200,000+ to renovate to where 87 Summerhill is.
That would make this a $1.3+ house.
So, does it seems so crazy that 87 Summerhill is still $500,000 more?
Unless my reno costs are off by half a million dollars then, yes, it does.
