Like the house in the Junction at 80 Laws Street that sold at the end of January but was relisted a couple of weeks ago...
This house at 94 Macpherson in Summerhill also sold at the end of January and was relisted a couple of weeks ago.
Both have now sold again!
This house was first listed at $1,200,000. Considering that it is a gutter even though it is detached, I thought it was overpriced and that $995,000, maybe even $1,050,000, made more sense. Unless there was parking. Then I would add another $50,000.
It sold for $1,110,000. So, I guessed it had parking. But according to the sold sheet, there actually is NO parking.
For some reason, this deal didn't happen (or did it?*) and the house was relisted. This time for $1,150,000.
It sold in 2 weeks.....
For $1,150,000.
*UPDATE: Thanks to the reader below for pointing out that the land registry shows that this house did actually close in April at $1,082,250....
Even though the MLS has it reported as sold at $1,110,000.
Interestingly enough, the buyer of the house in January was an agent who was also the listing agent for the April list. SO, that is why the land registry is 2.5% lower than what MLS has reported. He took out his commission, it seems.
Sooooooo.....it closes in April, he lists again at the end of April, and it sells for $1,150,000.
And basically, with land transfer tax and commission to the buying agent, he broke even.
