119 Scarborough Road - BEACHES*
I am not sure how I feel about this house.
There is so much that I like but also stuff that I am not crazy about.
Like that second floor porch. I don't understand those. It reminds me of that house in Swansea at 71 Morningside Avenue that sold way over what I thought it would at $1,515,000..
Both houses are similar sizes but this one is much better.
It is 3 bedrooms, 4 bathrooms on a 21.48 x 110 foot lot.
I like the kitchen and its simplicity. If that vent hood was the same colour as the walls, I would like it even more!
There is a good family room but there doesn't seem to be a living room. Guess it's the family room. But for a young family, do you really NEED a formal living room? I don't think so but that could be a deal breaker for some.
There is a full basement though so you could always bring the dining room into the kitchen and create a formal living room at the front if you really wanted to and move the family room to the basement.
The only 3 bedrooms thing could also be a problem. This easily could have been 4 bedrooms with a master on the second floor and 2 bedrooms upstairs.
So, at $1,269,000, will it be a tough sell?
I don't think so.
It is a good house that is done top to bottom. The deck kind of makes me crazy but that isn't a big deal. And it looks like it might be fun watching people walk by while sipping on some wine as it seems the current owners like to do...
Plus, there is parking for 2 cars.
If the 3 bedroom, 4 bathroom house at 124 Ashdale Avenue in Leslieville could sell for $1,045,000, this house that is in an arguably better neighbourhood with fancier houses could easily sell for asking.
If only this house had one more bedroom.
*NOTE: good point about the fan on the third floor made by the commentor below. Does that mean there is no air conditioning!?!
Also, what is with the tiny tv in the basement? Forgot to mention that.
Oh! And it looks like there is no built in garbage in the kitchen. Perhaps another deal breaker.
