12 Maple Avenue - ROSEDALE
This is a 5+1 bedroom, 5 bathroom house on a 50.08 x 122 foot lot in South Rosedale.
It has been listed for a while.
The last time I can see that it was listed was in 2007 for $2,100,000.
It is now listed at $3,150,000.
There is something about it that makes me feel like the people haven't lived here for long though. I am not suggesting this is a flip though it has been recently renovated. There is clearly a big family living here, but I wonder for how long?
Or maybe it is just the house. It is a really great reno and it seems to function well for a family. And even though the living room style kind reminds me of the house at 2 Castle Frank Road that is featured in this month's issue of Canadian House and Home...
There is just something not very exciting about it.
Also, I really wish they had added a bathtub in that third floor bathroom instead of the desk and weird bench thing.
But otherwise, this is a big, move right in house with lots of parking and a really solid reno (but the basement doesn't seem to have very high ceilings).
So, why hasn't it sold?
Obviously, this is a weird price range right now as the beautiful, old Rosedale home at 161 Crescent Road that I thought would sell over has had price drops and is still on the market.
If I were in the market for a $3.1 million house right now, that Crescent Road would definitely be my first choice. It just has so much more character.
But they are both really good houses.
I am just getting more of a $2,875,000 feel from this house. Even if it is detached.
But depending on the basement ceiling height, maybe a little higher.
