170 Alexander Boulevard - LYTTON PARK (UPDATE)
When I posted the price drop for the house at 71 Balmoral Avenue at Yonge and St. Clair a few weeks ago...
The house that was a clone of another house at 243 Rose Park Drive in Moore Park...
I couldn't believe when a reader commented that there was another one on Alexandra Boulevard!!!
I had to do a drive by...
And guess what!
There is ANOTHER one of these houses!!!!!!!
It's starting to get worse than the Grey Houses. Sure, those may look like converted office buildings, but at least they don't look EXACTLY the same!
As far as the Red Houses go, this one is my favourite. And it is by far the most expensive.
The 4,200 square foot house at 243 Rose Park Drive sold in the winter of 2012 for $3,150,000. It was 5+1 bedrooms, 5 bathrooms on a 37.5 x 144.75 foot lot.
The 5,234 square foot house (including the basement) at 71 Balmoral Avenue just had a price drop down to $3,695,000 from $3,995,000.
This house is 7,101 square feet. It is 4+1 bedroom and 6 bathrooms.
Considering that it is in such a family oriented neighbourhood, with such a large house, you would have thought they would have gone with 5 bedrooms. And from the size of this bedroom...
Which is NOT the master though it looks like it, they could have made 5 bedrooms.
The master is actually on the third floor, and other than the office, it takes up the whole floor. And it has the same bathroom as the other 2 houses...

This is what used to be on the lot...
It was listed at $1,725,000 and looked like it needed a LOT of work (click here for the inside tour)*. Plus, this house actually does look good in the neighbourhood.
But $4,395,000?
It is clearly the largest of all the red houses and the proportions from the front of the house seem to work better than the other two, but $1 million more than the Moore Park house!?!
It's not going to happen.
And if this was the style of house I wanted, I would be inclined to buy the inspiration house (presumably) at 444 Russell Hill Road in Forest Hill that was originally listed at $4,795,000 and eventually sold for $3,555,000 in March. Sure, it needed a fair amount of updating, but it had more character, AND it had a coach house.
This is a great location though.
I think it will sell closer to $3,725,000.
*UPDATE: To include the old listing and I forgot to mention...this house, at this price, should really have 2 ovens, unless that is a microwave/oven.
