SOLD - 22 Badden Street - DUFFERIN GROVE

When I first saw the listing for this 3 bedroom, 2 bathroom row house on a 14 x 68.5 foot lot in Dufferin Grove,  I thought I had some time to post it.

It had already been listed for over a month at $499,000 and the house was in the midst of a reno that looked like it would be begging for a chance to be on Holmes Makes it Right in the future.

This is what it looked like a year ago...

Not to mention that the location on this alley made it look like it was right out of Colors...

Not to mention that being a house on an alley around the corner from a Beer Store has to be annoying at times (but not all the time!).

Then I realized that not only is this police car on its way to the 14th Division Police Station one street over (that's a good thing, right?), this street is the home to Canadian House and Home magazine Editor in Chief, Suzanne Dimma and her designer husband, Arriz Hassam, one of the principals behind 3rd Uncle Design Inc.

And I don't think they are about to stir up sh-t.

Not to mention there is that house at 56 Lakeview Avenue that recently sold for $930,200 and is going to be completely redone (probably).

Plus, I think this guy walking by the beer store is more concerned about his shoes and mitts to cause any trouble.

And as far as an alley goes, that is a CLEAN alley (but probably has the odd broken beer bottle or two).

So, though it didn't go for asking and it needs a LOT of work, this row house just sold...

For $487,500.

And if the people know what they are doing with the reno, could turn out to be quite a deal...

Maybe.
