276 Brunswick Avenue - HARBORD VILLAGE/SOUTH ANNEX

I don't know.
So....there was the 3 bedroom, 2 bathroom house on an 18 x 120 foot at 285 Brunswick Avenue that I thought was amazing and was listed in March 2012 for $1,150,000. I think it sold just under $1,100,000.
I was surprised it was listed so low but a reader pointed out it was steps away from the Brunswick house.
But so is this house.
And it isn't as nice.
It is 3 bedrooms and 3 bathroom on a smaller 15.85 x 120 foot lot. I like the kitchen and the family room is nice but what is the point of that 'dining room'? That is tiny! Not tomention, that isn't the coziest basement.
And though there are 3 bathrooms, they don't compare to the bathrooms at 285 Brunswick.
I guess what I am trying to say is that I think this house is over priced.
I am thinking more like $1,035,000.
Then again, there was the 3 bedroom, 4 bathroom row house on a 16.08 x 120 foot lot at 266 Brunswick Avenue that was listed at $1,495,000 that I though was way overpriced and it sold for $1,505,266.
So, if this goes for asking (or over), and this is what I was looking for, I would be kicking myself that I didn't get into the market in March 2012!
Because, to me, 285 Brunswick Avenue is the hands down winner.
