AND IT WENT FOR - 17 Givins Street - TRINITY-BELLWOODS

Last week, I posted this 3+1 bedroom, 4 bathroom semi on a 17 x 124 foot lot at 17 Givins Street in Trinity-Bellwoods.

It was a flip that had been initially listed in May for $699,000 only to sell closer to $600,000.

There was a lot of work done to the house and they did a really good job.  Something about the kitchen/bathroom/laundry layout was sitting right with me and a few readers agreed.  One reader suggested a galley kitchen which might not have been a bad idea.  My issue was more with the bathroom.  Was it really necessary?  I would have preferred a sitting area at the back of the house.

But this was a good flip.  One bedroom wasn't super large, but it works for a young family.

It was listed at $849,000.

It seemed high considering the house across the street at 18 Givins sold for $716,000 a year ago, but that house was a corner lot and there was basically no backyard.  It was either a parking spot or a tiny 'yard'.

This house had a good sized deck and yard plus a garage, not to mention a finished basement apartment.

I thought it would sell closer to $889,000 (if the windows were new).

It just sold...
